Resin Overlay on Existing Surfaces in Brentwood
A resin overlay on existing surfaces is a thin, permeable resin-bound layer applied directly to a sound concrete or tarmac base. It suits driveways, paths and small patios where the structural base remains stable but the wearing surface is stained, cracked superficially or weathered. The intent is a low-excavation upgrade that restores drainage and appearance while keeping disruption to a minimum.
Installation depends on surface preparation: degreasing, removal of loose material, targeted crack repair and a primer coat to ensure adhesion. Cracks that show movement will typically need stitching or a reinforcement mesh before overlay. Edging reinforcement and a minimum applied thickness (commonly in the 6–12 mm range for resin-bound overlays) are specified to resist wheel traffic; thinner coatings wear faster and are not suitable for vehicle crossings. Permeable resin systems meet SuDS requirements when laid to suitable falls and drainage arrangements.
Expect a site visit to confirm suitability. Overlays will not bond to oil-contaminated or friable bases until those issues are addressed, and damp substrates require drying or a suitable damp-tolerant primer. Where the base shows settlement, full excavation and re-build may be recommended. For properties on clay-heavy London soils or subject to freeze-thaw cycles, the assessment will focus on movement risk and base stabilisation before a resin overlay is specified.
